A Changing Market. And a Two-Day Pending.
If you've been keeping an eye on the real estate market lately, you've probably noticed things feel a little different.
Buyers have more choices, homes aren't necessarily moving as quickly, and sellers are having to think more carefully about how they approach the market.
In fact, according to the Northwest Multiple Listing Service, King County had 31.1% more homes on the market this September compared to last year.
That's a pretty significant shift.
Buyers can afford to be more selective, and sellers can't always count on the kind of immediate activity we saw in previous markets.
But then there are the unicorns.

My recent SeaTac listing went pending in just TWO DAYS.
So, what's the secret?
Well, I'd like to think it's because my sellers actually listened to everything their real estate agent told them to do!
I'm joking, of course. Well, mostly.
There's actually a lot of truth behind that.
In a market where buyers have more options, the details matter. Pricing, preparation, presentation, and understanding what buyers are looking for can all make a difference.
My sellers trusted my recommendations, we went into the market with a plan, and the home was pending in two days.
Now, does that mean every home will sell that quickly? Absolutely not.
But it does show that even in a changing market, buyers are still out there, and a well-positioned home can get their attention.
And for buyers, there's an opportunity here, too.
More inventory can mean a little more breathing room to explore your options, ask questions, and potentially negotiate. That's something we haven't always been able to say in recent years.
The market is changing, but that doesn't mean it's stopped moving.
It just means having the right strategy matters.
If you've been wondering what all these changes mean for your own home or your plans to buy, I'd love to talk.
I'm always happy to share what I'm seeing, what I'm recommending, and how we can make a plan that makes sense for you.
Kelly
